Tropical Weather on Florida’s East Coast: What Residents and Visitors Must Know

Florida’s East Coast is no stranger to tropical weather. Stretching from the Florida Keys to the Georgia border, this coastline is a dynamic zone where the Atlantic Ocean exerts a powerful influence on local climate patterns. From serene, sun-drenched winters to turbulent hurricane seasons, understanding tropical weather in this region is essential for homeowners, seasonal residents, tourists, and anyone doing business in Florida.

The Tropical Climate of Florida’s East Coast

Florida’s East Coast lies firmly within the humid subtropical to tropical climate zone, depending on how far south you go. Cities like Jacksonville and Daytona Beach experience a subtropical pattern, while further south—places like West Palm Beach, Fort Lauderdale, and Miami—are distinctly tropical.

Key Climate Characteristics Include:

  • Hot, humid summers with average highs in the upper 80s to mid-90s°F (30–35°C).
  • Mild, dry winters with average highs in the 70s°F (21–26°C).
  • High rainfall, especially from June to October.
  • Persistent sea breezes that moderate temperatures but fuel storm development.

Hurricane Season: The Core Concern

The most significant weather threat to Florida’s East Coast is the Atlantic hurricane season, which runs from June 1 to November 30, peaking in activity between mid-August and late October. Due to its geography, the East Coast is highly exposed to landfalling hurricanes and tropical storms.

Recent History of Major Storms:

  • Hurricane Andrew (1992): Although it made landfall on the southeastern tip, its impact reshaped building codes statewide.
  • Hurricane Frances and Jeanne (2004): Struck weeks apart in the same area—Port St. Lucie to Vero Beach.
  • Hurricane Irma (2017): Skirted up the Florida peninsula, causing widespread wind damage and flooding.

Common Tropical Hazards on the East Coast

Tropical weather can bring more than just wind and rain. Understanding the full scope of potential hazards helps residents and visitors better prepare.

  1. Storm Surge

Storm surge is the most life-threatening component of a hurricane. Along Florida’s East Coast, densely populated areas like Miami, Fort Lauderdale, and Palm Beach are at high risk due to their low elevation and proximity to the ocean. A Category 3 or higher storm can push 6–12 feet or more of water inland, inundating homes and businesses.

  1. Heavy Rainfall and Flooding

Even a weak tropical storm can drop 10+ inches of rain in a single day, especially if the system stalls. Urbanized areas often suffer from flash flooding due to inadequate drainage. Inland flooding, particularly along rivers like the St. Johns, can persist for days or weeks after a storm passes.

  1. Tornadoes

Many people don’t realize that tropical cyclones often spawn tornadoes, especially on the right-front quadrant of a storm. These tornadoes are usually short-lived but can cause localized devastation.

  1. High Winds

Hurricane-force winds (74+ mph) can uproot trees, snap power lines, and cause extensive roof damage. Even tropical storm-force winds (39–73 mph) can create hazardous flying debris and disrupt daily life.

Seasonal Weather Patterns: Beyond Hurricanes

Though hurricanes grab the headlines, other seasonal weather features also shape life on Florida’s East Coast.

Summer Thunderstorms

From late May through September, the East Coast sees daily afternoon thunderstorms, fueled by the sea breeze and tropical moisture. These storms can be intense, with frequent lightning, brief downpours, and localized wind gusts exceeding 50 mph.

Tropical Waves and Depressions

Many tropical systems begin as tropical waves off the African coast. As they travel westward, they often bring unsettled weather, even if they don’t fully develop. It’s not uncommon for several days of gusty winds and rain to occur from a disorganized system hundreds of miles away.

Winter Cold Fronts

While not tropical, winter cold fronts sweep across Florida, often bringing sudden temperature drops, gusty winds, and rough seas. These fronts rarely bring freezing temperatures to the coast but can disrupt outdoor plans and boating activities.

Preparedness Tips for Residents and Property Owners

Tropical weather is a fact of life on Florida’s East Coast. Preparedness is not optional—it’s essential. Here are some practical steps:

  1. Maintain a Hurricane Supply Kit

Include water, non-perishable food, flashlights, batteries, medications, important documents, and a battery-powered weather radio.

  1. Understand Your Flood Risk

Know your FEMA flood zone and consider flood insurance, which is not covered by standard homeowners’ policies.

  1. Trim Vegetation and Secure Outdoor Items

Overhanging branches and unsecured furniture can become projectiles during high winds.

  1. Develop an Evacuation Plan

Know your local evacuation routes and shelters. Plan ahead for pets and vulnerable family members.

  1. Use Technology Wisely

Install weather apps, enable emergency alerts, and follow the National Hurricane Center (NHC) and local emergency management on social media.

How Businesses and Tourists Can Prepare

For businesses, especially those in the hospitality and tourism industries, continuity planning is vital. Tourists should be aware of:

  • Travel insurance that covers weather-related cancellations.
  • Flexible itineraries during peak hurricane months.
  • Monitoring local weather forecasts and advisories.

Conclusion: Stay Vigilant, Stay Safe

Living or traveling on Florida’s East Coast offers unmatched beauty and opportunity—but also comes with the responsibility to understand and prepare for tropical weather. With a proactive approach, residents, businesses, and visitors can enjoy the best of the Sunshine State while minimizing risk during the most volatile months of the year.

Stay informed. Stay prepared. And never underestimate the power of tropical weather.

Welcome to A-Z Home Watch Solutions -a Smart Resolution for 2025  https://a-zhomewatch.com/welcome-to-a-z-home-watch-solutions-a-smart-resolution-for-2025/ https://a-zhomewatch.com/welcome-to-a-z-home-watch-solutions-a-smart-resolution-for-2025/#respond Wed, 01 Jan 2025 02:45:47 +0000 https://a-zhomewatch.com/?p=905

Every year as the clock strikes midnight on December 31st we make our New Year’s resolutions. Many of us focus on self-improvement, fitness, and organization. But what if there was a practical resolution you could make that would help protect what matters most—your vacation home?

As we step into the New Year, it’s worth considering a resolution that prioritizes the safety and well-being of your property. For many people, especially snowbirds, frequent travelers, or those with unoccupied homes, securing a reliable home watch service should be at the top of their list.

In January, we all have goals to get healthier, declutter, or get more organized. But have you ever thought about resolving to protect your home? In South Florida, with its large snowbird community, home watch services are more crucial than ever. Whether you travel often or leave your home vacant for extended periods, ensuring your home’s protection while you’re away is key to peace of mind and risk mitigation.

South Florida’s thriving snowbird population brings with it unique home watch needs. On the surface, having a neighbor or friend occasionally check on your property might seem sufficient. However, as the home watch industry has evolved, so have the standards and risks involved. What once seemed like a simple favor now requires more attention and expertise to ensure proper care and protection.

When we joined the home watch industry back in 2015, this profession was relatively unknown. Neighbors, friends, and realtors often stepped in to check on unoccupied homes with little regard for the risks and responsibilities involved. But as awareness around home watch services grew, so did the recognition of the legal and liability concerns tied to offering these services.

Here’s a critical reality check: insurance companies are taking home watch seriously. Without proper documentation, you could find yourself at risk of a denied claim. Insurance adjusters want detailed records: who visited the property, when, and what was found. Having a qualified, trained, and insured home watch service provider is essential to meeting these standards and protecting your property.

So, what exactly defines a professional home watch service? A professional home watcher is not just someone who has access to your spare keys. They are trained experts who conduct detailed visual inspections, recording specific findings, times, and dates. This detailed documentation can make all the difference if you ever need to make an insurance claim or deal with unexpected situations.

As you make your 2025 New Year’s resolutions, consider adding home watch services to your list. If you are planning to leave your property unoccupied for more than 14 days, a professional home watch service should be a top priority. Think of it as proactive risk management—because your home deserves the best care and attention.

As we kick off 2025, it’s the ideal time to ensure your home is protected while you’re away. Don’t wait until something goes wrong! Make the decision today to hire a professional home watch service. It’s a resolution you can’t afford to overlook.

COMMUNICATE. COMMUNICATE. COMMUNICATE. https://a-zhomewatch.com/communicate-communicate-communicate/ https://a-zhomewatch.com/communicate-communicate-communicate/#respond Tue, 20 Aug 2024 01:12:34 +0000 https://a-zhomewatch.com/?p=897

Many years ago I walked into my future husband Artie’s office and sitting front and center on the desk was a sign that simply said COMMUNICATE. COMMUNICATE. COMMUNICATE

At that very moment, I realized that I had chosen a great partner.

Why, you ask? Because, as humans this is how we interact with one another.  The importance of excellent communication defines most relationships.  Whether personal, business or simply getting by in our daily life.

Modes of communication can be verbal, written or through facial expressions.  Whatever the means necessary, as it applies to the situation, no communication fails!

Why am I writing this? How does this apply to A-Z Home Watch Solutions? Simple. Our clients entrust us with the responsibility of caring for their home when they are away.   A-Z Home Watch Solutions provides data to them at every visit that describes the condition of the home for reference then or at a later date. A-Z Home Watch Solutions alerts our clients to obvious issues that could be potential problems. We also take photos and/or videos as necessary to capture information that can be communicated.  If an emergency arises, we will contact them by phone to keep them in the loop and await further instructions if necessary.

If there is a storm brewing, we are watching this with eagle eyes to be sure that we do not need to take further action i.e. storm prep.  Based on media coverage we are notifying our clients step by step if further action is necessary or if there is a need to perform post storm checks.

Due to the possibility of technology failure during a storm, we are prepared to utilize basic processes that do not require technology but can be recorded and communicated asap when life returns to normal.

And, last, but not least, why am I writing this blog?  Because, we want to communicate this information to you and assure you that our goal is to ease your mind every step of the way!

Please feel free to contact us @ info@a-zhomewatch.com or 561-972-5352 for further information!

HAPPY HEALTHY NEW YEAR TO ALL! https://a-zhomewatch.com/happy-healthy-new-year-to-all/ https://a-zhomewatch.com/happy-healthy-new-year-to-all/#respond Fri, 26 Jan 2024 19:29:15 +0000 https://a-zhomewatch.com/?p=862

From the desk of Doris Fink- January 2024 – HAPPY HEALTHY NEW YEAR TO ALL!

In 2015, Artie and I made the decision to launch what would be the perfect retirement business for our next chapter.  Never did we anticipate the depth to which we were about to make this commitment. Having been in business previously, for ourselves but not by ourselves (we are strong believers in TEAM – Together Everyone Achieves More), I quickly scanned the internet for resources in an industry that at that time I was not certain existed!

In 2015 people said “what kind of business is it to flush toilets, run water in sinks, and be sure the AC is working!”

Our search turned up a trade organization already in process.  At that time it had about 100 members mostly in FL.  The National Home Watch Association allowed us to offer our clients the Gold standard in the industry.  Today the NHWA is approaching 600 members across the US and Canada (note we can refer you to professionals in areas of your primary residence) and growing.  All of the members are background checked, insured and bonded in order to become accredited and many have passed a stringent certification exam.

From a little retirement business (we are strong believers in “Our thoughts become things”, we were given the tools, training and shared knowledge to not only look for obvious issues in unoccupied homes and condos, but more importantly have the wherewithal to handle these issues in a professional manner, know when and in what order to act, call our client, call for help and have the data to back this all up.

Quick recap of our 2023 season- hottest year in recorded history!

A-Z home Watch Solutions discovered backed up AC condensate lines, some with flooding, in 19 clients’ residences, power failures that led to issues in 5 more and 2 major condo floods originating in upstairs condos.  Did I mention termite infestation inside a client’s couch?

It’s not if, it’s when issues occur in unoccupied homes!  When hiring someone to care for your vacation home check out their training and experience!

IT’S HURRICANE SEASON https://a-zhomewatch.com/its-hurricane-season/ https://a-zhomewatch.com/its-hurricane-season/#respond Thu, 15 Jun 2023 19:45:09 +0000 https://a-zhomewatch.com/?p=842

IT’S HURRICANE SEASON AND THE NEWS MEDIA IS ON ALERT TO BLAST THE NEWS OF IMPENDING WEATHER

Are you confident your home watch company has a pre and post-storm plan for YOUR home?

  • Will your home watch company act in YOUR best interest when a tropical storm is approaching?
  • Do you realize that the more you personally PREPARE prior to leaving, the better the chance of your home having fewer issues from the possibly serious storm?

  1. Did you take in all your outdoor furniture and anything that could be a potential projectile?
  2. Did you unplug all your small appliances, televisions etc., shut off the breaker to the washer/dryer hot water heater, and anything valuable that could be zapped by the return of power surges that take place?
  3. Did you make note of serial numbers for your insurance companies of appliances, televisions, computers etc. in case they are needed?
  4. Did you check all the accordion shutters to be sure they are working properly and do you have everything needed to close them? Older ones take a key!   If you have steel shutters, do you have them labeled by window, and extra wing nuts and bolts?
  5. Home Watch Companies are not pool companies– we suggest you reach out to yours to ensure they have a pre and post storm plan in place as well.
  6. Smart homes– as the weather becomes more threatening, wifi, internet, and cell service will be spotty, if not completely out. Your smart device will become a burden more than a convenience! If your smart keypad does not use a KEY and the wifi is spotty or out, you will not be able to control them and your home watch company may not be able to gain access to your property.

Friend, Neighbor or Relative vs. Professional Home Watch Service https://a-zhomewatch.com/friend-neighbor-or-relative-vs-professional-home-watch-service/ https://a-zhomewatch.com/friend-neighbor-or-relative-vs-professional-home-watch-service/#respond Mon, 06 Mar 2023 21:20:15 +0000 https://a-zhomewatch.com/?p=837

As owner/partner with my husband Artie in a professional home watch service very often people tell us they will use their aunt, uncle, cousin, child, very best friend etc. to watch their unoccupied home.

Let’s think about this. Our message to these well-meaning homeowners – please, consider the following:

  • You just used your life’s savings to purchase a vacation property
  • You have never owned a property in a tropical climate
  • You will be worried sick if there is a weather report of impending storm
  • As a homeowner out of the area you only maintain your home on an as needed basis
  • As a homeowner you are reactive more often than being proactive
  • You have never taken the time to be educated about owning a home in a tropical climate
  • You personally, as well as friends and relatives do not know the first thing about how to perform a professional home watch inspection. You are only guessing.

Now, let’s think about our friends and relatives and what we are asking them to be responsible for:

  • A property their friend or relative just purchased with their life savings
  • Create a weekly or at least every other week schedule and visit your property without fail
  • Walk through your property with at least a 21 point or longer checklist
  • Treat this obligation as if it were their occupation
  • Learn how to do a home watch visit and understand what to do in an emergency
  • Turn the main water on when they arrive and off when they leave – often in an inconvenient place, sometimes in the ground with a cover over it.
  • Know when a valve is on its last legs and dangerous to touch
  • Flush toilets but never leave a bathroom until the flush valve fills.
  • Purchase an expensive flashlight so they can check all the many areas in the home that might leak
  • Walk the perimeter of the property prior to entering.
  • Take off their shoes and put on booties to enter
  • Check every door and window to be sure it’s locked

Now, who believes their friend or relative will treat this like a scheduled visit, spend the time necessary to find obvious issues.  Take photos of any concerns. Add to this, the responsibility of a situation that requires an insurance claim and understanding what to do in what order before they contact you in a panic.  Who wants to sign up for this!

Potential clients tell us that what qualifies the friend or relative is the number of years they have been homeowners.  This is not at all a qualification.  I have a body.  I am NOT QUALIFIED to be a physician.

Who do you want to be watching your home when you are away?

VACATION HOME RENOVATIONS AND HOW A-Z Home Watch Solutions CAN HELP https://a-zhomewatch.com/vacation-home-renovations-and-how-a-z-home-watch-solutions-can-help/ https://a-zhomewatch.com/vacation-home-renovations-and-how-a-z-home-watch-solutions-can-help/#respond Tue, 22 Nov 2022 23:54:55 +0000 https://a-zhomewatch.com/?p=816

Have you decided that while you are away for the hot summer months enjoying the northern climate of your primary residence this would be a perfect time for you to hire a contractor?
Did you want to complete some of those projects that you have had in mind since you purchased your FL vacation home?
It makes perfect sense and the time to get it done is while you are away to avoid the construction mess and headaches!
But how can you be at your residence and your vacation home at the same time?
Enter A-Z Home Watch Solutions into your life! No worries! No hassle!
I remember any time we built a new home or had work done in our home we were always at the site to oversee the contractor’s work. Wild horses could not keep us away because it was THAT important. Sure it was a hassle but we did not have a Home Watch company looking after this for us.
Our visits to check on the project during this time are extremely important for your peace of mind. We can visit your unoccupied property, ensure the contractor showed up, cleaned up (workers tend to eat lunch inside their job site), and locked up. We will then inform you of the progress they are making. We’ll send a report with photos from the visit and call you immediately if anything appears to be wrong.
As exciting as that new kitchen or bathroom sounds we have no doubt you need to get a glimpse of the progress and know that the work is progressing as planned.
If you have more improvements planned for next summer and you typically have every other week home watch visits on a normal year, we would strongly encourage you to change to weekly while you renovate. Put your mind at ease and enjoy your time away. Take the hassle out of wondering what was accomplished up to this point.

Another Successful Boot Camp! https://a-zhomewatch.com/another-successful-boot-camp/ https://a-zhomewatch.com/another-successful-boot-camp/#respond Mon, 01 Aug 2022 19:13:23 +0000 https://a-zhomewatch.com/?p=811
On July 21st and 22nd, 2022 I had the pleasure of conducting the NHWA Home Watch Boot Camp for Crystal Wright, founder of First Mate Home Watch in Port St. Lucie, FL.

Crystal and her 4 children are from Glens Falls, New York. They relocated to Palm City, Florida in 2016. When asked why Southeast Florida she expressed that her youngest son Austin was about to start High School and he had a desire to participate in the JROTC (Junior Reserve Officers’ Training Corp) program. (Austin later joined the USMC) following his older siblings with a Military career. “We also knew that we needed to be far enough south to always have tropical weather.”

The move from NY to Florida has been momentous for Crystal. From meeting her husband, Ken to launching her own successful pool care business, (Crystal Pool Care of Martin County).

As the owner/operator of the pool business, she spent long hours physically cleaning the pools and in her clients backyards. After selling that business, (Crystal is a born entrepreneur) she began to think about all her “seasonal clients”. Who would watch out for their properties the way she did? Caring for her customers property even though she was hired to only care for the pool was something that just instinctively happened. This successful entrepreneur saw her next great opportunity, First Mate Home Watch, LLC.

In June of 2022, loving “home watch” and realizing that it was important for her clients to have the best possible care, Crystal sought out information from the National Home Watch Association so she could secure additional training. Being guided by the experts, she successfully completed the NHWA Home Watch Boot Camp. . She is now recognized as being a Professional. Insured, Bonded, Certified and Accredited Home Watcher, among the very best in the industry!

Caring for her clients, their homes and properties is something that Crystal is proactive about. She is hoping to catch a situation while it is small so her clients do not have to be reactive to a much more serious issue later.
Congratulations Crystal! Your clients are so fortunate to have First Mate Home Watch caring for their homes.

Why Palm Beach Gardens is a Great Place to Live! https://a-zhomewatch.com/why-palm-beach-gardens-is-a-great-place-to-live/ https://a-zhomewatch.com/why-palm-beach-gardens-is-a-great-place-to-live/#respond Wed, 06 Jul 2022 13:18:52 +0000 https://a-zhomewatch.com/?p=807 Why Palm Beach Gardens is a Great Place to Live!

Palm Beach Gardens Florida

When people think of Florida vacations, Miami, Orlando / Disneyworld and Fort Lauderdale are some of the first places that come to mind. While those are all wonderful spots, there is one in particular that needs to be considered…and that’s Palm Beach Gardens tucked away in Northern Palm Beach County. It is truly a vacation paradise and we speak from experience!

Artie and I have owned a home in Jupiter for many years and recently downsized from a house to a condo in the quaint seaside Town of Juno Beach, where we LOVE living!

When we decided to downsize, staying in the North Palm Beach County area was a no brainer. For those that have gone through the process, you know that much of it is about simplifying your life but it is also about finding that new home. During our transition, we had the very special opportunity to rent in the brand new Alton Town Center community, at that time the newest shining star of Palm Beach Gardens. Offering everything from shopping to dining to pampering yourself with a spa day, “Alton Town Center” is a “one-of-a-kind” development with marketing programs, initiatives, and event schedules all custom designed to continually promote “everything business”  that restaurants, services and retailers have to offer daily, monthly and seasonally, getting customers to return again and again.  We had the pleasure of watching Alton Town Center grow from an empty patch of land to a booming city center offering a variety of amazing options to meet-up with friends and family – something for kids of all ages, including adults. It was one of the only times since childhood where we felt like we were almost” city kids” again where everything is so accessible. We could literally walk to the grocery store and even have options like the brand new Home Depot, great to have so close for A-Z Home Watch Solutions’ owners.

This blog shines a spotlight on what a lovely city Palm Beach Gardens is to live, study and work in. All the bases are covered including education, healthcare and of course, golf. Palm Beach State College now has a 4-year program and offers a sprawling campus. Palm Beach Gardens is home to the beautiful Gardens Mall, a shoppers dream, and Palm Beach Gardens Medical Center is rated as one of the top heart hospitals in the country. In visiting their website, you can take a free heart assessment right from the home page.

If you are a golfer, you can’t get any better than Palm Beach Gardens. When you fly into almost any part of Florida, you will see a plethora of beautifully kept golf courses but only one location was chosen as the home of the PGA National and that’s in the beautiful area of Palm Beach Gardens. The PGA National Resort hosts the PGA Tour and Honda Classic each winter.

As longtime Florida residents deeply entrenched in Northern Palm Beach County, we feel extremely fortunate to live and work in such a beautiful part of the country. We love that so many people new to Florida are choosing this amazing location for their second home and hope to provide them peace of mind when they can’t be here. From concierge services to pre and post hurricane visits, Artie and I are proud to assist in any way we can.
